Q: What is the Las Vegas rental market like?
The Las Vegas rental market is very diverse and literally has something for everyone. Space in Las Vegas may come at a premium but there are also very affordable living options in and around the city. The Las Vegas rentals market is very fast paced so you should be prepared to act quickly when searching for a Las Vegas apartment.

Q: When would be the best time to begin my search for Las Vegas rentals?
The search for a Las Vegas rental apartment or home should begins as soon as you know that you want to move into the area. This way you will have plenty of time to familiarize yourself with the area and you can begin researching the different neighborhoods, employment market and other important aspects that may be relative to the move. It's best to begin researching the area well in advance and then actually search for a rental property when the time nears closers that you will be ready to move but preferably no less than 30 days prior to the move.

Q: What should I bring when I visit Las Vegas rentals?
You definitely want to bring a notebook or some paper as well as a camera with you when you visit the Las Vegas rentals on your list. This way you can take notes as well as pictures of the property for later viewing when it comes time to make a decision. Additionally, if you plan on signing a lease the same day you will need identification and other paperwork as required by the owner, listing agent or real estate property manager. It's best to discuss this with the property manager before you meet to view the rental.

Q: What application fees should I expect to pay?
Many Las Vegas rentals will have application fees associated with them. These fees may cover the cost for the property manager to perform a background check, credit check or to pay any related filing fees associated that may be associated with a completed lease. Application fees are not charged on all Las Vegas rentals so if you are unsure or do not wish to pay application fees you can search around and find that some properties will not have any application fees associated with them. Landlords cannot charge a fee for renting an apartment but they can charge a fee for applying for the property rental.

Q: What money will I need to put down when I want to rent a place?
Many Las Vegas rentals will have a standard security deposit associated with them. The standard deposit is equal to one month's rent and is usually included with the first month's rent when you move into a Las Vegas apartment or home.

Q: Do I need to pay extra for my pet?
Not all Las Vegas rentals will require a pet deposit. Some rentals may not allow pets at all and others may require set deposits for pets. You will have to discuss with the listing agent or property manager whether or not pets are allowed and if so whether there is an additional deposit that is required. Keep in mind that in most cases, pet deposits are non-refundable and separate from security deposits so you will want to clarify this prior to payment and move in.

Q: How much do I need to make to rent a Las Vegas apartment or home?
In most cases, the property manager will tell you that your rent should not exceed 40% of your total monthly income. Therefore, if you want to rent a Las Vegas property that is $1,000 per month then you will need to make at least $2500 per month in order to cover the rent and your other living expenses.

Q: I always get an answering machine when I call the managers, is this normal?
Many property managers have the responsibility of managing multiple buildings or rental units and therefore you may find that you reach their voice mail often. If you are genuinely interested in a rental property then you should be persistent and leave a message each time you try to call. Allow a bit of time in between calls so that the manager has time to call you back but if you do not hear from them and continue to get the answering machine you should be prepared to move on and look for other properties.
